Selling Your Home Without a Real Estate Agent

The best way to increase the amount of money you make from the sell of your home is to sell it without using a real estate agent.  This will mean more work on your part, but it gives you the chance to keep the proceeds entirely for yourself.

When you are selling your home without a real estate agent, the first thing you need to do to sell your home is price it correctly.  Too often, homeowners have unrealistic expectations about how much their home is worth.  A real estate agent would let you know that homes are not guaranteed to appreciate.  Just because you purchased your home five years ago at $200,000 does not mean you can automatically sell it today for $225,000.

Many homeowners who attempt to sell their own homes do not realize that it is not themselves who sets the price of their home.  The market and the buyers set the home price.  You can attempt to sell your home at a price other than what is dictated by the market, but it will not sell.  You might have to reduce your home price several times before you receive any offers.  At this point in time, you might even consider using a real estate agent.  Setting your price right the first time, it the best way to make sure your home sells when you are not using a real estate agent.

When you sell your home without a real estate agent the work of advertising your home is entirely up to you.  There are many different ways you can get the word out about your home for sale.  The easiest way to advertise your home is by placing a for sale sign in your yard.  Even if you live in a high traffic area, this shouldn’t be the only method you use to advertise your home.  Listing your home in the local newspaper and real estate magazine are other methods you can use.  Since the internet is increasing in popularity for buyers, especially first-timers, listing your home on a for sale by owner website will increase exposure of your home.

Once you list your home, be prepared to receive several phone calls a day with inquiries for your home.  If you do not have an answering machine or voice mail service, you should get one or the other.  Remember that even though you are not using a real estate agent, you will still have to work with the buyer’s real estate agent.

Helping Your Real Estate Buyers Reach a Decision

Choosing the right house is a difficult decision for real estate buyers.  There are so many different factors that go into the decision; real estate buyers can easily become inundated with the prioritizing and ranking the criteria of a particular piece of property.  As the real estate agent, you can help your buyers reach a decision about the home they would like to purchase.

First and foremost, you should respect the real estate buyer’s price range specifications.  Many times, real estate agents think they can convince buyers to go outside of their range by showing them a house that they believe is impressive.  Don’t waste the buyer’s time this way.  It will only make the decision making more difficult.

Take the time to preview the houses before showing them to your buyers.  This will make it easier for you to sell the house to the real estate buyer.

Have your real estate buyer give you a list of criteria that he or she is looking for in a home.  Stick to this list when you are selecting the houses that you will show to the buyer.  Don’t make assumptions about what the buyer wants; this will only add complexity to the decision making process.

Avoid showing the real estate buyer too many houses in one day.  When real estate buyers see too many houses in one day, they can easily become overwhelmed with what they are shown.  Have your buyers take notes or photos on each house to make it easier to remember.

Never let real estate buyers have more than three houses in their folder at a time.  These properties should be their top three choices at any given moment.  By weeding out houses as you go along, your client isn’t stuck trying to choose between twenty different houses at one time.

There are positive and negative aspects of every home.  Make sure your buyers understand that purchasing a home is a compromise.  In your clients notes about each home, have them list the pros and cons of the home.  There may be some things the client can live with and some things he can live without.

If you noticed some major negatives about the house when you previewed it, tell your client about these before showing him the home.  This gives you a chance to defuse the situation.

Avoid information overload.  Giving your client too much information at one time can cause them to feel overwhelmed.  Instead, you should give out information at various times throughout the visit to the home as you see how it fits into the situation.

Unless you notice your real estate buyers rushing, you shouldn’t.  Allow them the time they need to explore a home.  Buyers need to have the freedom to shop for as long as they want to.  This allows them to make a better decision about the home.

Remember that you do not have to respond to every objection the buyer makes about a particular home.  Many times buyers are just expressing minor concerns that won’t inhibit the sale in the end.  Instead, you might answer objections with a question that allows them to find the answer to the issue on their own.

If it is obvious that a client is uninterested in a house, don’t continue to try to sell them the home.  Instead, cut the inspection short and move on to the next showing on your list.

1. Establish in your mind that you actually do want to sell your house. Once you have firmly established that in your mind you need to set a price.

2. Research. You need to find out what your property is worth. You need to know the current market value of your property and you need to set a price that will attract people in that market.

3. You need to present your property attractively to the market. There are people out there right now that are looking for a property to purchase, and if you are a motivated seller with a realistic price and your property presents well then they will want to look at your property.

4. Present your property in an attractive manner. Take photos, if you can’t take nice photos of your property find somebody who can and then put those photos where people can see them.

5. Find a target audience. Real estate agents have an immediate target audience and using a real estate agent to sell your property can be a good thing provided that you can find a good agent.

6. USP. What is your Unique Selling Proposition? Is it price? Is the home in a great location? What attracted you to the property in the first place? Your USP will have a direct effect on the perceived intrinsic value of your home. In other words, does your property have a great view? Some people will pay a million dollars for a great view. Some people will by a house because it’s near a great school or college.

7. Make sure that your house is presented to the market in it’s best light. If you don’t like the photos that your agent is using, give him some better ones.

8. Get Maximum exposure for your property. The more people that see your property the better. Nobody will buy it if they don’t know it’s there.

9. Be Negotiable. Everybody wants a bargain, and when selling houses it’s no different. You want the best price and the person buying your house wants the best deal. Be negotiable, buying and selling your house can be a very rewarding experience because it is one of the few markets where everybody can come out feeling like a winner. Selling your house can be a win-win situation for both you and your purchaser.

10. Be prepared to go through with the sale. If you are selling a rental property then your purchaser is going to want to see the rental income statements. If you have just had all the electrical wiring replaced, have the receipts available. Have everything ready.
